What is a bank statement loan?

A bank statement loan is a type of non-QM mortgage that documents income mainly with personal or business bank statements rather than relying only on tax returns or W-2s. Turn Times, a licensed mortgage broker (NMLS #2099552), compares bank-statement and related options from participating wholesale lenders for California and Colorado borrowers when guidelines fit. Lender guidelines vary. Turn Times does not approve or fund loans. Turn Times may charge an origination fee. All fees are disclosed on your Loan Estimate.

Key facts

  • Commonly used by self-employed borrowers, small-business owners, freelancers, and 1099 earners whose taxable income is reduced by write-offs.
  • The statement period reviewed and the expense method vary by lender.
  • Usually categorized as non-QM; trade-offs can include different pricing and terms than conventional loans.
  • Available for some primary, second-home, and investment scenarios depending on the lender.
  • Every file is subject to lender underwriting.

Who often considers a bank statement program

  • You own a business or work independently and take significant deductions.
  • Your deposits and cash flow are stronger than your tax returns show.
  • You need an alternative documentation path alongside, or instead of, full tax-return underwriting.

If you have steady W-2 income that already supports a conventional, FHA, or VA loan, a bank statement loan may not be the first option. A broker can lay the options side by side.

How lenders typically review bank statements

Each lender sets its own guidelines, but many programs:

  1. Review a set period of personal statements, business statements, or both.
  2. Identify qualifying deposits and apply an expense factor or similar method for business accounts.
  3. Still evaluate credit, assets for down payment and reserves, property type, and occupancy.
  4. May ask for a CPA letter, business license, or profit-and-loss statement in some cases.

This is general education, not underwriting advice. The lender's conditions control your file.

Bank statement loans vs. other self-employed options

| Option | Typical income documentation | Notes | |---|---|---| | Conventional | Tax returns | A fit when taxable income supports the payment | | FHA / VA | Program-specific self-employed rules | Eligibility and occupancy rules apply | | Bank statement (non-QM) | Statement deposits / cash-flow methods | Useful when tax returns understate cash flow | | DSCR (investment) | Property rental income vs. housing costs | For business-purpose investment property |

California and Colorado context

  • California: Many metros see jumbo and non-QM scenarios, and business structures such as S-corps and LLCs are common, so entity documents may be requested.
  • Colorado: Denver and Front Range markets have many self-employed borrowers and investors; mountain or unique properties can add appraisal complexity.
  • Turn Times shops participating wholesale lenders for these states. Not every non-QM program is available on every file.
