Bank Statement HELOC: How Self-Employed Homeowners in California and Colorado Can Use Home Equity

Reviewed by Steven Reach, NMLS #389114. Last reviewed November 2, 2026.

What is a bank statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender reviews personal or business bank deposits, instead of tax returns, to document a self-employed borrower's income. It is usually a second mortgage, so your first loan stays in place. Turn Times, a licensed mortgage broker (NMLS #2099552), compares bank statement HELOC options from participating wholesale lenders for California and Colorado homeowners.

Key facts

  • A HELOC is a revolving line of credit secured by your home, with a draw period and a repayment period. (CFPB: What is a HELOC?)
  • With an existing first mortgage, a HELOC is usually a second mortgage (junior lien). (CFPB: second mortgage)
  • Traditional self-employed underwriting usually relies on tax returns and business records. (Fannie Mae Selling Guide B3-3.5-01)
  • Bank statement HELOCs are offered by some lenders as alternative-documentation, often grouped with non-QM programs. Guidelines vary widely by lender.
  • These lines are often considered by business owners, sole proprietors, gig workers, and independent contractors whose taxable income is reduced by write-offs.
  • Turn Times may charge an origination fee. All fees are disclosed on your Loan Estimate.

How lenders typically review bank statements

  1. Statement period. The lender asks for a set number of consecutive months of personal or business statements.
  2. Deposits. The lender looks at regular business deposits and may exclude transfers, refunds, or one-time items.
  3. Business expenses. For business accounts, lenders often apply an expense factor or use a profit-and-loss statement to estimate income.
  4. The rest of the file. Home value, combined loan-to-value, existing mortgage history, debts, credit history, reserves, and occupancy all count. (CFPB: loan-to-value ratio, CFPB: debt-to-income ratio)

This is general education. Terms, available amounts, and eligibility are set by each lender.

Bank statement HELOC vs. other self-employed options

| Option | What it does | Often considered when | |---|---|---| | Bank statement HELOC | Adds a credit line behind your first mortgage | You want to keep your first mortgage and draw over time | | Bank statement home equity loan (fixed second) | Adds a lump-sum second mortgage | You have a known, one-time cost | | Bank statement cash-out refinance | Replaces your first mortgage with a larger one | You want one loan instead of two | | Full-documentation HELOC | Uses tax returns to document income | Your returns reflect your current income |

Costs and fine print to compare

Alternative-documentation lines can carry different pricing and terms than full-documentation lines, so compare each lender's disclosures side by side. The CFPB suggests asking about upfront costs, annual or inactivity fees, and early-closure fees, and how a variable rate can change. (CFPB HELOC brochure) Lenders must give home equity plan disclosures before you open a line. (CFPB: Regulation Z §1026.40) For many HELOCs on a primary residence, federal rules give you a short right to cancel after closing. (CFPB: Regulation Z §1026.23)

What to gather before you talk to a loan officer

  • Recent consecutive personal or business bank statements
  • Business license or other proof of self-employment, if you have it
  • Your current mortgage statement and homeowners insurance
  • A list of other debts
  • A sense of how much you want to draw now and later

Common questions

Do I need tax returns for a bank statement HELOC?

Many bank statement programs document income with bank deposits instead of tax returns, but each lender sets its own document list and may ask for more.

Is a bank statement HELOC a second mortgage?

Usually, yes. If you already have a first mortgage, the HELOC is recorded behind it as a junior lien.

Can independent contractors use a bank statement HELOC?

Some lenders consider independent contractors and other self-employed borrowers for bank statement HELOCs. Eligibility depends on the lender's guidelines and the full file.

Is a bank statement HELOC available on an investment property?

Some lenders offer it on investment properties, often with different limits than for a primary residence. Ask what participating lenders offer for your property.

Does Turn Times issue the line of credit?

No. Turn Times is a licensed mortgage broker, not a lender. The lender you choose underwrites, approves, and funds the line.
