How to Verify a Mortgage Broker's License in California and Colorado

Reviewed by Steven Reach, NMLS #389114. Last reviewed November 2, 2026.

How do I verify a mortgage broker's license?

Search the company and the loan officer on NMLS Consumer Access, the public lookup run by the Nationwide Multistate Licensing System. Confirm each one shows an active license or registration in the state where the property is located, then check the state regulator for any actions. Turn Times, a licensed mortgage broker (NMLS #2099552), is licensed in California and Colorado.

Key facts

  • The CFPB points consumers to NMLS to check whether a company or loan officer is authorized to do mortgage business in their state, and to their state regulator for disciplinary actions. (CFPB: check a broker's license)
  • Both the company and the individual loan officer have their own NMLS ID numbers. Check both.
  • In California, mortgage companies are commonly licensed by the Department of Financial Protection and Innovation (DFPI) or the Department of Real Estate (DRE). (DFPI: mortgage loan originators, DRE public license lookup)
  • In Colorado, mortgage companies and loan originators are overseen by the Colorado Division of Real Estate. (Colorado Division of Real Estate)
  • A broker does not lend. The lender is a separate company with its own NMLS record. (CFPB: lender vs. broker)
  • Turn Times may charge an origination fee. All fees are disclosed on your Loan Estimate.

Step by step: checking NMLS Consumer Access

  1. Go to NMLS Consumer Access.
  2. Search by the company name or NMLS ID, then by the loan officer's name or NMLS ID.
  3. Open the record and look at the state licenses / registrations section.
  4. Confirm the license is active in the state where the property is, and that the license type fits mortgage lending or brokering.
  5. Look for any regulatory actions listed on the record.
  6. Make sure the NMLS ID matches what's printed on the website, emails, and your Loan Estimate.

Where to look in California

  • DFPI: The DFPI licenses companies under the California Financing Law and the California Residential Mortgage Lending Act, and licenses mortgage loan originators who work for them. Its regulated entities list and NMLS both help confirm status.
  • DRE: Some California mortgage brokers are real estate brokers licensed by the DRE. Use the DRE public license lookup for those.
  • California-licensed lenders and brokers under the California Financing Law show this disclosure: "Loans made or arranged pursuant to a California Financing Law license."

Where to look in Colorado

  • The Colorado Division of Real Estate registers mortgage companies and licenses mortgage loan originators. NMLS Consumer Access shows Colorado registrations and licenses. (Colorado Division of Real Estate)

Red flags to watch for

  • No NMLS ID on the website, emails, or loan documents
  • An NMLS ID that doesn't match the company name or state
  • Pressure to send documents or money before you see a Loan Estimate
  • Promises about approval or terms before a lender has reviewed your file

Common questions

What is an NMLS ID?

It's a unique number the Nationwide Multistate Licensing System assigns to each mortgage company and loan officer. It stays the same even if they change states or companies.

Should I check the company or the loan officer?

Both. The company and the loan officer each need the right license or registration for the state where the property is located.

Does a mortgage broker need a license in California?

Yes. Companies that broker residential mortgage loans in California generally need a license from the DFPI or the DRE, and loan officers need an individual license.

How can I check for complaints or disciplinary actions?

NMLS Consumer Access lists regulatory actions on many records. You can also check with the state regulator, such as the DFPI in California or the Colorado Division of Real Estate.

Where can I verify Turn Times' license?

Search NMLS #2099552 on NMLS Consumer Access, or see our State licensing page. Turn Times is a licensed mortgage broker, not a lender.
