DSCR Loans in California and Colorado: A Local Guide for Rental Property Investors

What is a DSCR loan in California and Colorado?

A DSCR loan is an investment-property mortgage that looks mainly at the property's rental income compared with its monthly housing payment, called the debt service coverage ratio, instead of the investor's personal income. Investors use DSCR loans to buy or refinance rentals. Turn Times, a licensed mortgage broker (NMLS #2099552), compares DSCR options from participating wholesale lenders for California and Colorado properties.

Key facts

  • DSCR compares the rent a lender counts for a property with its monthly payment, usually principal, interest, taxes, insurance, and any HOA dues. See our DSCR loan guide.
  • DSCR loans are for investment properties, not the home you live in.
  • Many lenders let investors close in an LLC; vesting rules vary by lender.
  • Federal Truth in Lending rules generally exempt credit extended primarily for a business purpose, so some disclosures on investment-property loans can differ from a home you live in. (CFPB: Regulation Z §1026.3)
  • Turn Times may charge an origination fee. All fees are disclosed in your loan documents.
  • Timelines vary by lender, property, appraisal, and underwriting.

How a DSCR loan is reviewed

  1. Rent. The lender uses a lease, an appraiser's rent estimate, or both. Short-term rental income is treated differently by different lenders.
  2. Payment. The lender estimates the monthly housing payment on the new loan.
  3. Ratio. Rent is divided by the payment. Each lender sets its own minimum and its own adjustments.
  4. Everything else. Down payment or equity, reserves, credit history, property type, and experience as an investor all count.

This is general education. Terms, available amounts, and eligibility are set by each lender.

What investors in our California metros often ask about

| Metro | Common investor questions | |---|---| | Orange County | Condos and HOA dues in the payment math; townhomes vs. single-family rentals | | Los Angeles | Two- to four-unit properties; how local rent rules affect a lender's rent estimate | | San Diego | Short-term vs. long-term rental income; coastal property insurance | | Inland Empire and Sacramento | Newer single-family rentals; HOA and Mello-Roos-style assessments in the payment |

What investors in our Colorado metros often ask about

| Metro | Common investor questions | |---|---| | Denver | Duplexes and accessory units; local short-term rental licensing and how lenders treat that income | | Colorado Springs | Long-term rentals near military installations; lease vs. appraiser rent estimates |

Local rules change. Check your city or county's current rental and short-term rental requirements before you buy, and expect lenders to ask about them.

Buying vs. refinancing a rental with a DSCR loan

A DSCR purchase finances a new rental. A DSCR cash-out refinance replaces an existing loan on a rental you already own and pulls out equity. Lenders often use different limits and seasoning rules for each. Read DSCR purchase vs. DSCR cash-out refinance and see our DSCR loans page.

Why compare more than one lender

DSCR guidelines are not standardized. Minimum ratios, how rent is counted, reserve requirements, property types, and LLC rules differ from lender to lender. A broker can compare how participating lenders treat the same property. Compare each lender's written terms and disclosures, not just a quoted rate.

Common questions

Can I get a DSCR loan on my primary residence?

No. DSCR loans are for investment properties. For a home you live in, ask about other programs, such as bank statement loans if you are self-employed.

Do DSCR loans use my personal income?

Most DSCR programs focus on the property's rent compared with its payment rather than your personal income, but lenders still review credit history, reserves, and the property.

Can I close a DSCR loan in an LLC?

Many lenders allow LLC vesting for DSCR loans. Requirements, such as entity documents and whether an owner must sign personally, vary by lender.

Does short-term rental income count?

Some lenders count short-term rental income with extra documentation, and others use only long-term rent estimates. Local short-term rental rules also matter.

Is Turn Times the DSCR lender?

No. Turn Times is a licensed mortgage broker, not a lender. The lender you choose underwrites, approves, and funds the loan.
